One vendor from the Bay Area to Reno

Facility management portfolios in this part of the West tend to follow the freeways. A national or regional FM company might hold offices, apartment communities, retail centers and warehouses spread from the Peninsula through the Central Valley to Northern Nevada, and every one of them needs a cleaning vendor who shows up. If that sounds like your portfolio, we are open to a direct contract covering your sites between the Bay Area and Reno, across our service areas.

Our services span that mix: offices and business parks, apartment and multifamily common areas, shopping centers, hotels, senior living common areas, dealerships, self-storage common areas and industrial buildings. One vendor across all of those property types saves your coordinators from juggling a different cleaning company for each class of asset.

From Reno, Sparks and Fernley to Carson City, Minden, the Peninsula and the Central Valley, we set each building’s task list by its property type instead of copying one list from site to site.

Risk questions, answered up front

Coverage is often the first thing a risk manager checks. Our general liability covers up to $1M per occurrence, under a $2M aggregate ceiling. An umbrella layer sits over that, and every employee is under workers’ compensation. Want the FM company and the owner it reports to listed as additional insured? Say so, and our certificate of insurance shows both names within 1 business day.

People come next. Background checks come first with us: no crew member is scheduled into a building you assign until theirs is complete. Crews wear uniforms, and buildings with tighter access, whether that means further screening, a badging step or an escort, get those requirements followed.

Our vendor packet is available on request, and our operations team sends it to you by email.

Accountability without a site visit

Our crews log a time in and a time out at each building, on each visit. When a property manager or tenant questions a night’s service, you have that record to check.

Each urgent ticket or one-off project we close comes back with photos or a brief completion note, so your closeout is short and documented.

Our supervisors also inspect recurring sites for quality, and their scores or written reports are shared with the FM company. Those numbers give you something concrete to bring to an owner meeting.

Ticket rules we follow

We can pick up tickets from inside your company’s own work-order system, then post updates and close them in that same place, so your dispatchers see our status alongside every other trade.

A ticket’s not-to-exceed (NTE) limit is our spending boundary. Should the job turn out bigger once the crew is in the building, we check with you and get a yes before the cost climbs past it.

We answer urgent tickets the day they come in, and our urgent line stays open overnight and through weekends. We are reachable 24/7, and anything non-urgent gets a reply inside one business day.

Services to route to us

For recurring coverage, we offer janitorial cleaning, office cleaning and day porter service for lobbies, restrooms and amenity spaces while tenants are in.

For project tickets, we handle floor stripping and refinishing, carpet extraction, periodic deep cleaning of restrooms, turnover and post-construction cleaning between tenants, and property exterior services such as lot sweeping and walkway pressure washing.

For specific property types, we also clean business parks and mixed-use properties, multifamily buildings and shopping centers, with routines set for each type.

Account structure and billing

Your FM company would work with one named account manager across all of its sites. When that account manager can’t be reached, you escalate to our operations manager instead.

We can bring several buildings on together across our service cities and run every one of them off a single calendar. Each invoice covers either one site or one ticket, your choice, and lists that location next to the work order number for easy matching.

Getting us onto your vendor list

Once you hand us a building, we normally walk it inside 2 business days, and the first service usually begins within a week.

The first step is the vendor packet. Our operations team emails it to FM companies that ask through the contact page; listing the cities your sites are in helps us plan the walkthroughs. Ora Commercial Cleaning looks forward to hearing about your buildings.

A few useful answers

Common questions.

Which property types can an FM company assign to us?

Offices, business parks, multifamily common areas, retail centers, hotels, senior living common areas, dealerships, self-storage and industrial buildings, plus project work such as floor care and turnover cleaning.

Does Ora Commercial Cleaning require its own work-order portal?

No. We can take tickets in whichever system your firm already uses for its vendors.

What shows that a recurring visit actually took place?

Our crews record when they get to the building and when they leave, every visit, and supervisor inspection scores or reports are shared with you.

Who covers escalations if the account manager is out?

Our operations manager. Each FM company that contracts with us gets that manager as its backup escalation point.

How quickly can you begin at a new site?

We normally tour a new site inside 2 business days, and cleaning usually begins within a week of the assignment.
