One plan for the whole research building
A research building is several buildings under one roof. The front door and the offices look like any workplace, the wet labs run on rules of their own, and a cleanroom has a gowning room, a fixed cleaning order and a log someone has to sign. Ora Commercial Cleaning brings all of it into a single cleaning plan, with every room listed beside the method it gets, so lab managers and facilities staff know who cleans what and when.
Controlled rooms are cleaned exactly as your written procedure describes: the agents it names, the wipes and mops it approves, the order it sets and the frequency it requires. Offices, corridors and shared rooms get a recurring janitorial routine timed around research hours.
Research space on the Peninsula, in the South Bay and in Davis
Life-science buildings cluster along the Peninsula, where South San Francisco pairs office floors with laboratory suites and San Francisco has research buildings of its own. R&D buildings in Menlo Park and Mountain View put labs and light production next to desks, and tech and manufacturing buildings around San Jose include cleanrooms beside their offices.
Inland, Davis has research offices that sit beside lab and light production space. Each building gets a schedule drawn from the rooms it contains, not from the city it sits in.
Wet labs, bench areas and support rooms
In a working lab, the crew cleans what the lab has cleared for cleaning and leaves the science alone. Floors are swept and damp mopped with the method your procedure sets, sinks and their surrounds are cleaned, door hardware and light switches are wiped, and ordinary trash and recycling are collected. The outside of each fume hood is wiped down where your list includes it.
Benches are cleaned only after they have been cleared and your team marks them ready. Instruments, samples, reagent bottles, notebooks and anything in a fridge or freezer stay where they were found. Glass wash rooms, autoclave rooms, cold rooms and equipment corridors get floor care and surface wiping on the schedule your lab manager chooses.
Cleanrooms by the book
Cleanroom work starts with your written procedure, and nothing is improvised. Crew members gown in the sequence it lists, enter through the anteroom and bring in only the tools it approves, such as low-lint wipes and mops and buckets kept for that room alone.
Inside, the crew follows the order your procedure sets, typically from the ceiling and upper walls down to the floor and from the cleanest corner toward the exit, so nothing is carried back over finished surfaces. Pass-throughs, door handles, carts and work surfaces are wiped with the agents your procedure names, at the dilution and contact time it gives. When the procedure calls for a cleaning record, the crew signs it before leaving, and a supervisor checks completed rooms against the same document during quality inspections.
Offices, write-up desks and amenity floors
Write-up desks, meeting rooms and amenity floors get the full office routine: cleared desks wiped, conference tables reset, carpet vacuumed, breakrooms cleaned down and restrooms scrubbed and restocked. Paper, soap and liners can come from Ora through janitorial supplies service, or crews can refill from your own storeroom.
Amenity floors with a café counter or a fitness room can add a day porter during working hours, so shared spaces hold up between night visits.
Corridors, docks and hard floors
Floors in a research building carry carts, dollies and freight. Vinyl tile in corridors can be stripped and refinished over a planned shutdown or a weekend, concrete in shipping and receiving can be scrubbed, and office carpet can be extracted on a periodic schedule through commercial floor care. Any floor work inside a lab or controlled room uses the products and timing your facility approves.
Access, scheduling and paperwork
Research rarely stops at five o’clock, so visits are split by room: offices after most staff head home, labs in the windows your managers set, and cleanrooms when production or experiments allow. Every crew member clears a background check before a badge request goes in, and any site training or escort rules become part of the cleaning plan.
Before cleaning begins, Ora’s certificate of insurance lands in your vendor file. Every person on the crew is covered by workers’ compensation, and Ora is bonded and insured. Send over your cleaning procedures and room list, and they become the written plan the crew follows room by room.
A few useful answers
Common questions.
Who chooses the cleaning agents used in our cleanroom?
Your procedure does. The crew uses the agents, dilutions and wipes it names, and if your facility stocks those materials on site, the crew works from that stock.
Will cleaners move samples or equipment on our benches?
No. Benches are cleaned only after your team clears them, and instruments, samples and containers are never shifted or handled.
Can lab cleaning happen while experiments run overnight?
Yes. Rooms with running work are scheduled around it, and each lab is cleaned in the window your lab manager sets, with offices handled on their own timetable.
Can the crew sign our cleanroom cleaning log?
Yes. Where your procedure calls for a record, the crew completes and signs it before leaving the room, and supervisors review it during inspections.
How is a quote for lab and cleanroom cleaning put together?
From a walkthrough of each room type: office square footage, the number of labs, cleanroom gowning time and how often each area is cleaned, all set out in a written plan and quote.
