Corridors and leasing rooms

We clean the floors customers use to reach their units and care for accessible elevator surfaces. Leasing areas receive interior surface cleaning and routine waste collection.

Empty-unit sweep-outs

Sweep-outs remove loose debris from the floors of empty storage units.

Drive aisles and exterior litter

Drive-aisle sweeping and litter pickup address the shared outside areas. Exterior property services also provide washing for suitable surfaces.

A storage facility that looks well run

Clean corridors and a tidy leasing office tell renters their belongings are in good hands. We clean the routes customers walk to their units, the elevator surfaces and the leasing area, with sweep-outs that leave empty units ready to rent again.

Outside, drive-aisle sweeping and litter pickup keep the property presentable, and exterior services add washing for suitable surfaces. Facilities in Stockton, Fremont, Sacramento and Modesto are within our coverage. Leasing areas get surface cleaning and routine waste collection on each visit, so new renters are welcomed into a tidy office.

How a recurring storage visit runs

A typical visit follows the renter’s path. It starts in the leasing office, where counters, the customer seating area and the floor are cleaned and routine waste is collected. From there the route moves through the interior corridors and any elevator, with corridor floors swept or mopped to suit their surface and elevator walls and controls wiped down.

The visit closes outside. Drive aisles are swept of loose debris, and litter is picked up near the gate, the loading spots and the trash enclosure. Units the manager has emptied since the last visit are swept out so they are ready to show the next renter.

Interior corridors and drive-up units

Climate-controlled buildings with interior corridors put most of the cleaning indoors: long hallways of hard flooring, elevator cabs and stairwell landings that collect dust from carts and boxes. Drive-up facilities shift the work outside, where drive aisles, unit thresholds and the ground in front of roll-up doors carry most of the soil.

A property can have both. We list indoor corridors and outdoor aisles separately, following the method in our cleaning checklist guide, so indoor corridors keep their recurring routine and outdoor aisles follow the exterior schedule. Pressure washing for compatible paving and gum or graffiti treatment on walls come through exterior property services.

Choosing how often to clean

Frequency follows how busy the property is. A facility with steady move-in traffic and an active leasing office benefits from more frequent visits than a quiet site where most renters stop by occasionally. Sweep-outs are scheduled around vacancies, so they follow move-outs rather than a fixed calendar.

Visits are set around your gate hours, and the manager simply flags empty units for the next sweep-out. Hard corridor floors that need more than mopping can add periodic scrubbing through floor care.

Self-storage cleaning costs against office rates

Self-storage properties are priced on the small set of spaces that actually get cleaned: the leasing office, restrooms, interior corridors and elevator lobbies. The leasing office prices close to office space, which across our service area runs $0.14 to $0.25 per square foot a month, going by 2026 published rates, while corridors and drive aisles are swept on a lighter schedule. One to three visits a week, instead of five nights, usually suits a facility, so the monthly total stays small for the size of the property.

Consider a climate-controlled facility in Fremont with a 1,200-square-foot leasing office, one restroom and four floors of interior corridors. The office and restroom are cleaned three times a week, while corridors and elevator cabs are swept and mopped weekly. At about $0.10 a square foot for three visits a week, the leasing office and restroom come to roughly $120 a month, and the weekly corridor pass is added on top. The number of floors and elevators, dust carried in from moving trucks at the loading area, sweep-outs of empty units and whether drive aisles get exterior sweeping or washing all change the total. A similar property in Modesto or Stockton prices lower on Central Valley wages. We walk the property with your manager and set each area’s frequency and price in a quote.

A few useful answers

Common questions.

Can empty storage units be swept out between renters?

Yes. Sweep-outs remove loose debris from vacant units the property manager makes available.

How often should a self-storage facility be cleaned?

Busy facilities with steady move-ins benefit from frequent recurring visits to the leasing office and corridors, while sweep-outs follow vacancies as units empty.

Can storage corridors receive floor care beyond sweeping?

Yes. Hard corridor floors receive periodic scrubbing and finish care through commercial floor care, separate from the recurring visits.

Can restrooms at a storage facility be cleaned on each visit?

Yes. Customer and staff restrooms receive fixture, counter, mirror and floor cleaning, with routine waste collection, on every recurring visit.

What should a storage manager share before the first visit?

Gate and building access details, the units vacated since the last visit, and any corridors or elevators closed for repairs.
